“Now What?” pt. 3

3. Time to get out there!

Welcome back to our third and final point in our “Now What?” series, where we begin to break down the basics to the beginning stages and steps to home-ownership. If you’ve missed the first two, be sure to go back and read through to catch up as we have worked intentionally to post these in the order for which they should be executed in real life. That being said, let get on with part three!


At this point we officially have our marching orders and backing from the lender so we know what it is we’re looking for. Now it’s time to get the showings scheduled and see some houses! After you’ve given us your wishlist, we will put together a search portal in the MLS (multiple listing service) that will show properties reflective of your wants, needs, and budget. From here, it’s showtime, baby! (or should I say showingtime. Sorry, realtor humor).

This market moves quickly, but so do we. Nothing about moving fast and being aggressive (but fiscally responsible) in our offers intimidates us one bit. But for us to be able to do this, we need to come to these showings prepared with everything listed above. Readiness leads to favorable results, and we want to be able to act on any home that you walk into and fall in love with. Something to keep in mind, however, is that rejection is a part of the process and that is not a bad thing! Of course we give every single offer our best effort and want to get our first one accepted, but that may not always be the case. When this happens we will gather as much information as we can from the listing agents, learn from it, and tuck it into our tool belt to potentially leverage in our next offer. We want you to win, but moreover we want you to stay above water financially and not become house-broke. Any offer we write will be discussed with our lender to ensure your mortgage and closing costs will be within your means. At this stage, what it comes down to is staying positive and trusting that we are keeping your best interests top-of-mind. Doing this WILL get us to the settlement table and into your new home safely and comfortably.


In addition to this, we also acknowledge the reality of the market right now (rise of interest rates, days on market, etc.), to which we will elaborate on in another post. But that being said, these factors do not eliminate the need for housing. Ultimately, there is a reason you are looking to sell your home or buy for the first time, and we’re not in the business to sit, wait, and hope. We’ve said this before and will say it again– if you wait for the right time, it will never come. Most times, there isn’t a “right time”. There is just a time where you decide to eliminate any excuse you’ve been told or that you’ve told yourself and choose to find a way to make it happen. And that is what we’re here to help you do. You can ALWAYS find a way to convince yourself that the timing isn’t right and feel comfortable in “waiting it out”. Think about your motives for wanting to make this change and discuss it with your trusted realtor before psyching yourself out. Everything leading up to this has had a very common foundation: trust. Trust that your lender will be guiding you in a financially responsible direction and trust in your realtor that we will keep your best interests, wants, and needs at the forefront always. Taking these steps will do nothing but set you up for success and lead you to where you want to be.
