Who has heard someone say “Well I don’t want to buy right now because I don’t want to get into a bidding war”? Maybe the person you’ve heard saying this was the same person reading along right now (I’m lookin’ at you, my friend). And I have one follow-up question for this objection– Why?
Price is just one of many factors that go into making your offer strong. We can’t even begin to tell you the amount of times where we’ve had, or seen, offers that got accepted which were not the highest price. It’s a common misconception that the more money you throw at a house, the more likely you are to walk away with it. What if it doesn’t appraise? What if the sellers need an accommodation that you can’t provide? Strong communication between both sides is a sure fire way to give you your best chances at getting your offer to the top of that stack.
Remember, you have built a relationship with your realtor and they are there to give you your best chances at home-ownership. Together you can compile a list with all of the advantages that you bring to the table as a buyer to deploy when necessary, or if you’re a seller, what advantages are ideal for you and where you’re willing to budge. As a seller, you always want to have the best guidance while reviewing your offers so you know that the one you choose will have its best chance at getting to the settlement table.
